SERVICE OVERVIEW

While helping investors to start their investment journey,  we found their real concern was managing the property day in and day out and couldn’t stop worrying about getting calls in night. That’s the reason we started to help investors to take the worry away  and only concentrate on building portfolio.

Our Full Property Management is our most popularly utilized service. This full-service approach to holding property includes Accounting, Maintenance and Transition services that make owning rental property simple and straight forward.

SERVICE DETAILS

Accounting

  • Collect and hold security deposit
  • Monthly Rent collection
  • Landlord Rent disbursement via online
  • TenantCloud App/Online Portal to handle communication between Tenant & Owners
  • Monthly Expenses and all other regular owner reports
  • Year end accounting and 1099 report

Maintenance

  • Service Request Management and Approval via TenantCloud
  • Coordinate repairs with Tenant and Vendor Services
  • Work with home warranty companies
  • Help with HOA Deed restrictions
  • Working with Cost effective Contractors and Vendors
  • Deferred Maintenance Planning

Transition 

  • Renew lease at 60 days from lease end
  • Walk thru and document condition between tenants for deposit disbursement
  • Assess property for repairs or improvements needed to be re- rent and in some cases to bring up to the local code
  • Arrange efficient, cost effective make ready work
  • Quick turn around of property repairs for fast re-letting
  • Initiate Vacate process including Eviction if needed

FEES - COMMERCIAL

Max of $575 or 5% gross rent

Greater of $750 for 7% gross rent
All other area Depends on varies factors
Initial Setup Fee $300**
Owner Reserves $1500/property

***Above fees are for the properties with 10 doors or less, NO HOA, NO Extra maintenance tasks. For properties with more doors and additional management tasks, fees will vary accordingly.

OTHER OPTIONAL SERVICES & FEES

  • Property Inspection – $75/visit
  • Additional Trip to Property – $75-$100/trip depends on distance
  • Move In Ready – 10-15% of the total expense ($250 minimum) for each property
  • Reserve will be refilled from monthly rent if any expense paid.
  • We don’t make commission on the repair expenses
  • Additional Property Inspection – $75
  • Coordinate Utilities Connection – $100
  • Insurance Renewal – $75
  • Appraisal Protest Filing per visit – $125
  • NSF Check Charge – $35
